Templar Development Group is proposing 95 townhomes for a nearly 13-acre property on Bullsboro Drive and Greison Trail.

The property is currently zoned commercial but has been empty for at least 20 years, said Dean Smith, senior planner for the city. Templar is requesting that the city rezone the property residential/ multi-family dwelling, high density, to accommodate the townhomes.

The developer is proposing eight 24-foot-wide townhome condominiums ranging from 1,500 to 1,900 square feet per acre. The estimated sales prices will range from $375,000 to $435,000, said Jay Knight, manager for Templar. The development will also include passive parks, a dog park and walking trails.

But he said the engineering for the site will not be done unless the rezoning is approved, so the plans could have some minor changes.

“We think we’re very close, the way it’s designed,” Knight said. “But if we run into a situation where we don’t comply with one of the city ordinances, we’ll lose whatever to (come into compliance).”

The development did not meet the threshold for a traffic study, Michael Furbush, city landscape architect.

The access would be on Bullsboro Drive and Smith said it would probably be a right-turn-in, right-turn-out access to the development. An emergency exit is proposed for a parcel of right of way leading out to Greison Trail.

“We’ll build our emergency access to LINC standards,” Knight said. “That way, in the event the city wants to make that connection, we’ll build it all the way through and out to Bullsboro.”
