Among the special use requests were permitting an outdoor storage and display of automobiles in the Highway Corridor Overlay district, permission for impervious surfaces greater than 25% of the total lot area and allowing automotive repair and maintenance businesses in the Highway Corridor Overlay district.

Furthermore, the applicants also sought variances related to lot size, commercial lot frontage, distance from a church property line, vehicle parking for sale proximity to street right-of-way lines and building material specifications.

Key components of the development include a 3,000-square-foot restaurant featuring a drive-thru, a 70,000-square-foot automotive collision and refinishing center, a 14,000-square-foot Dodge, Chrysler, Jeep RAM dealership and a 45,000-square-foot automotive dealership.

The site plan includes 489 new parking spaces and designated outdoor areas for vehicle display.

The total building area is 177,000 square feet. Site density at full build-out is 21%.

A proposed stormwater management facility located on the southeast portion of the property will be designed to meet local, state and federal regulations. Throughout the site, stormwater is collected and traversed through pipes and swales, and directed to proposed stormwater detention areas.
