Carrollton Council approves rezoning for townhomes | Times Georgian

The motion passed 4-0 with stipulations, including:

• Establishment of enforceable declaration of covenants, restrictions and property owner association with the right and obligation to enforce the covenants and restrictions prior to issuance of building permits for townhomes
• Front yards to be sodded and the POA maintain all common areas and front/side yards

Sidewalks be installed with a similar

• setback from the roadbed that exist on Clifton Terrace
• Vinyl sliding is prohibited except on cornices and soffits
• Roofs be a minimum of 6:12 or greater on all main roof areas and any gables facing Clifton Terrace
• Roofs to utilize vertical or horizontal changes, varied roof forms and/or dormers
• Two car garages required and can occupy no more than 40% of total building frontage
• Garages to be decorative carriage style with glazing
• Each unit to feature a main entry with architectural features that provide weather protection and visual interest to the structure

The council also unanimously approved two additional items including a coffee food truck and the support of incentives for Fastenal’s new facility. The truck will be set up on the property adjacent to the Greenbelt, and Studdard advised that there should not be parking concerns as the lot is large.
