South City Partners sells The Harlow in Smyrna

Atlanta-based South City Partners sold the newly opened Harlow multifamily community in Smyrna to RA Capital Partners. Cobb County records put the sale price at $97.5 million. 

The 303-unit community offers 6,000 square feet of outdoor amenity space, including a fitness center, resort-style saltwater pool, e-game room and dog park. Apartments come in one- and two-bedroom floor plans and include LED lighting, plank-style wood flooring and 10-foot ceilings. 

Located at 2100 Cobb Parkway SE, The Harlow is near The Battery, home of the Atlanta Braves, and Dobbins Air Force Base. 

Robert Stickel, Alex Brown, Ashlyn Warren, Michael Kay and Sim Patrick of Cushman & Wakefield represented South City in the transaction.  

“RA Capital Partners successfully executed on a unique transaction structure, which allowed them to acquire this Core Infill Arc asset in a submarket that has had the highest rent growth in Atlanta over the past five years,” Brown said in a press release. “Harlow will benefit from its proximity to The Battery, as well its connectivity to greenspace, employment and high-end residential.”
