Rezoning approved for Highway 29 self-storage warehouse | News

Tucker Holdings requested that the property be rezoned from Old Commercial to Light Industrial.

According to the site plan submitted to the county, the new development will consist of five 20-foot by 250-foot buildings and an outdoor storage on a gravel lot at the rear of the property.

The county’s Community Development Department had the following conditions for the board to approve the rezoning application:

The property shall be utilized as a self-storage facility.

All Coweta County Code of Ordinances shall be adhered to unless a variance is granted through the normal review process.

The applicant shall donate 15-ft of the right of way to GDOT along the property frontage.

All utilities within the right-of-way, along the property frontage and proposed deceleration lane, shall be relocated outside of the clear zone.

The applicant shall obtain a land disturbance permit within a 12-month period beginning the next business day following approval by the Board. If the applicant fails to do so, the Board may initiate rezoning of the property.

The development shall meet the requirements of Article 26. Overlay Districts. Section 261. Quality Development Corridor District. The buildings shall be reasonable and substantially similar to the renderings submitted with the rezoning. However, materials must meet the Quality Development Corridor Overlay District requirements. Additionally, all buildings shall have four-sided architecture. Mini-warehouse doors shall not face South Highway 29.
